Patrick Hudson negotiates real estate and business transactions for clients that range from international publicly traded companies to local businesses. He regularly represents landowners, developers, landlords, tenants, and buyers and sellers of real estate. Patrick is Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization. Patrick began practicing law because of a genuine interest in helping people, and he enjoys his work because it provides new challenges and the opportunity to learn every day. He spends his time away from work with his family, usually traveling, fishing, or playing with his two daughters. Patrick is active in the legal and real estate communities, participating in local and state bar organizations, and the Real Estate Council of Austin.

REPRESENTATIVE TRANSACTIONS

Retail Leasing

Ongoing representation of one of the Big Four banks in acquisition of over 75 retail sites across Texas, through operating ground leases, inline leases, subleases, pad site purchases, and exchanges.

Representation of shopping center tenants and landlords in lease negotiations, including restaurants, fitness centers, vocational schools, and apparel stores.

Office Leasing

Representation of landlord or tenant in the negotiation of office lease agreements, for both existing and planned buildings.

Purchases and Sales

Representation of buyer or seller in more than 100 commercial transactions with values between $1,000,000 and $40,000,000, including contract negotiation, title review, and closing.

Medical Office Development

Ongoing representation of medical office developers in property acquisition, title and entitlement review, equity funding, loan negotiation, construction contracts, and property leasing and sales.

Commercial Development

Representation of numerous developers in property acquisition, entitlements, resolution of title issues, acquisition of easements, rights of way, and license agreements, along with the myriad of other issues commonly faced by developers.

Entity Structuring

Representation of numerous clients who, for tax, control, and liability reasons, have formed, restructured, and dissolved limited liability companies, corporations, partnerships (general, LP, FLP, LLP), non-profit corporations, and trusts.

Disaster Relief Program

Representation of company administering the primary federal program to rebuild homes destroyed in Hurricanes Katrina, Rita, and Wilma, advising on Texas lien, homestead and construction laws, and drafting over 30 custom construction loan document sets for use with multiple housing types (stickbuilt, manufactured, and industrialized). The documents were used in connection with rebuilding of over 1,300 hurricane-damaged homes in southeast Texas.

Municipal Utility District

Ongoing service as general counsel to a Municipal Utility District.

Document Preparation

Closing document preparation for title companies.
